That includes primary homeowners (especially seniors and long-time owners who are prime deed-fraud targets), landlords and small real-estate investors monitoring rental portfolios, second-home and vacation-property owners who aren't on-site to notice filings, adult children helping aging parents protect their home, and executors or trustees managing inherited real estate. PropertyShield+ currently monitors U.S. property only — all 50 states, Washington D.C., and most U.S. territories (Puerto Rico, U.S. Virgin Islands, Guam) where county recorder and assessor offices publish digital land records. Coverage extends to roughly 3,100+ U.S. counties, with data cadence and completeness varying by county (some counties publish deeds and liens within 24–72 hours; a small number of rural counties still lag by 1–2 weeks). We do not currently support properties in Canada, Mexico, the United Kingdom, the EU, Australia, Asia, Latin America, the Caribbean (outside U.S. territories), or anywhere else — those jurisdictions use entirely different land registry systems (HM Land Registry, cadastres, Torrens systems, etc.) that we haven't integrated yet. If you live abroad but own a U.S. property, you can sign up from any country and monitor your U.S. address normally. We monitor publicly available property records tied to the U.S. address you add — including ownership/deed changes, lien activity, and document filings — based on data made available by each county. Coverage and update cadence depend on your plan and the data the county publishes.
The fastest way is to start onboarding and enter the address — our system checks it against the county recorder feed in real time. If we can match it, monitoring begins immediately and you'll see the parcel confirmed on your dashboard within a few minutes. If we can't match the address yet, you'll see a 'Coverage pending' notice: this usually means the county publishes records on a delay, uses a non-standard parcel format, or is one of the small number of rural jurisdictions we're still integrating. In that case we (a) queue your address for manual review within one business day, (b) don't charge you until monitoring is live, and (c) email you the moment coverage activates. You can also email info@propertyshieldplus.com with the property address for a pre-signup coverage check.
